The 4.5 BHK at The Palatial: who needs four bedrooms and a staff room, and what the extra area costs to own
4.5 BHK at Hero Homes Palatial, Sector 104 Gurgaon on Dwarka Expressway: 3,457 sq ft from ₹5.85 Cr base. Who it suits, running costs and resale.
The largest standard home at The Palatial in Sector 104, Gurugram, is the 4.5 BHK at 3,457 sq ft (321.1 sq m). Above it sit penthouses of up to about 7,000 sq ft, priced on request. This post looks at who the 4.5 BHK suits, what the area holds, and what it costs to own over time. This site is a channel partner, not the developer.
Who needs this home
The "half" in 4.5 BHK is a staff room. So the home has four bedrooms plus a room for live-in help. That combination fits a fairly specific household:
- A joint family with parents living in, and two children who each need a room.
- A couple with three children, or two children and a room set aside for grandparents who stay for months at a time.
- A household that works from home and needs a fixed study that is not also the guest room.
- Any of the above with a cook or nanny who lives in.

What 3,457 sq ft holds
The 4.5 BHK is 624 sq ft larger than the 3.5 BHK, about 22% more area. In practice that extra area goes into the fourth bedroom and its bathroom, plus some added circulation and balcony. Check the exact room dimensions on the floor plans page, and confirm whether 3,457 sq ft is carpet area or a larger marketed figure. Under RERA, the carpet area is the usable floor area inside the walls, excluding external walls, service shafts, balconies and open terraces. Ask for the carpet area in writing.
The finishes follow the project standard. Project material lists imported marble in living and dining areas, laminated wooden flooring in bedrooms, glass shower partitions and laminated glass balcony railings. The Panasonic smart-home package includes VRF air conditioning with AQI management, energy recovery ventilation, motorised curtains and an IP video door phone, among other items. Running costs scale with area
Several of the costs of owning a flat are charged per square foot. A bigger home pays more every month, for as long as you own it.
- Maintenance. Societies in Gurugram usually charge maintenance per sq ft per month. The rate for The Palatial has not been published. As a simple measure, every ₹1 per sq ft per month costs about ₹3,457 a month on the 4.5 BHK and about ₹2,833 on the 3.5 BHK.
- Advance maintenance and deposits. These are often collected at possession as a multiple of the monthly charge, so they scale too.
- Club charges. The clubhouse is 57,000 sq ft by the developer's figure. The operator and its charges are not yet known.
- Power. VRF air conditioning across four bedrooms, a living and dining area and a staff room draws more power than the same system in a smaller home.
- Furnishing. A fourth bedroom, more wall area and more motorised curtain runs all add to the fit-out bill.
None of these numbers are fixed yet, so treat the per-sq-ft examples as a way to compare, not a forecast.
Price and resale depth above ₹5 Cr
The 4.5 BHK has a base price from ₹5.85 Cr on this site, against ₹4.80 Cr for the 3.5 BHK. That is about ₹1.05 Cr more for roughly 624 sq ft more, and both work out to about ₹16,900 per sq ft of listed area. Tower, floor and facing move the figure for a specific unit, so ask for the current cost sheet. All base prices exclude stamp duty, registration, GST and other statutory charges. Above ₹5 Cr, the pool of buyers is smaller. Fewer households need four bedrooms, and fewer can fund a purchase at that size. That is a general feature of any market, not a view on this project. It means a resale of a 4.5 BHK may take longer to find the right buyer than a 3.5 BHK in the same tower. If you expect to sell within a few years, weigh that. If you expect to stay for a long time, the extra room may matter more than the speed of a later sale.
How it compares with the 3.5 BHK
In short: the 3.5 BHK is smaller, cheaper to buy and cheaper to run, with a wider pool of later buyers. The 4.5 BHK gives a fourth bedroom and more space, at a higher price and higher monthly costs. Before you book
- Get the carpet area and room sizes in writing.
- Ask which HARERA phase and tower the unit is in, and read that registration for its completion date. Our HARERA checklist covers the rest.
- Ask for the payment plan and check that no more than 10% is taken before a registered agreement for sale.
- Ask for the estimated maintenance rate, even if it is only indicative.
