Living on the Dwarka Expressway day to day from Sector 104: commutes, what is built, and what is still proposed
Living on Dwarka Expressway from Sector 104 Gurgaon: commute routes, what is built and what is proposed, daily needs and noise around Hero Homes Palatial.
The Palatial by Hero Homes sits in Sector 104, Gurugram, on the Dwarka Expressway side of the city. Most writing about this corridor is about prices. This post is about the ordinary week: getting to work, getting groceries, sleeping near a highway, and living in a sector that is still being built. We are a channel partner for the project, not the developer. For a map-led overview of the sector itself, read our Sector 104 neighbourhood guide. This piece does not repeat it.
The road itself
The Dwarka Expressway runs about 29 km, of which about 19 km is in Haryana. The Haryana section opened in March 2024. Before that, residents of the new sectors relied on sector roads and NH-48. The expressway now gives a second route towards Delhi and the airport. It is a working road, not a plan, and that is the main change for anyone who looked at this area five years ago.
Commute routes and distances
The developer lists these distances from the project. They are distances, not drive times.
- Gurugram Railway Station: 3 km
- MDI Gurgaon: 8.1 km
- Medanta, Columbia Asia and Fortis: about 10 km
- Diplomatic Enclave: 11 to 12 km
- DLF Cyber City and Udyog Vihar: 12 to 15 km
- IGI Airport: 20 km
A 12 km trip can take 20 minutes at 6 am and much longer at 9:30 am, depending on toll plazas, signals on the sector road and where you join NH-48. Test the drive yourself. Do it on a weekday, at the hours you would actually travel, in both directions. If you work in Cyber City, drive there at your office start time and back at your usual leaving time. If someone in the household flies often, time a run to Terminal 3 in the evening peak. Write the numbers down and compare them with your current commute.
What is built and what is proposed
Separate these two lists before you decide anything.
Built and in use: the Haryana section of the expressway, the sector road network around Sector 104, and several completed residential projects nearby. Hero Homes has an earlier project in the same sector. DPS Sector 104 is listed at 0.8 km.
Proposed: the metro. The developer lists a proposed metro station at 500 m. It is proposed. There is no confirmed opening date for it on this site, and you should not plan a daily commute around it. Treat it as possible future access, and plan on road travel until a line is running.
Our post on the Dwarka Expressway property market covers how the corridor has changed since the road opened.
Noise from the expressway side
A high-speed road produces steady traffic noise, heavier at night when trucks move. Towers and flats that face the expressway directly will hear more of it than those facing inwards. The project describes a vehicle-free podium with parking below ground, which keeps car noise inside the site low, but it does nothing for noise from outside roads.
Ask which towers and which sides of each tower face the expressway. Visit the site once after 10 pm and stand on the side facing the road. Ask what glazing is specified for windows and balcony doors. Balcony railings are laminated glass per project material, but the window specification is what affects sleep. The specification schedule is shared on request.
Daily needs
Project material mentions retail frontage on the sector road. Until that retail is built and let, daily shopping will depend on what exists in nearby sectors. Walk or drive the area and note the nearest pharmacy, grocery shop and clinic, and how far each one is. Delivery apps cover most of the corridor, but check coverage at your specific address. For schools, DPS Sector 104 is close. For hospitals, the listed options are about 10 km away, so time an evening drive to at least one of them.
Years of construction nearby
The new sectors along the expressway are still filling in. Expect construction on neighbouring plots for years after you move in: dust, trucks on the sector road, pile driving and night work. The Palatial is itself being built in phases, registered separately with HARERA, so parts of the site may still be under construction when earlier phases are handed over. Possession dates are in each phase's registration and are not stated on this site.
Look at the plots next to the project on the location page and ask what is sanctioned on each. An empty plot today is a construction site later.
Before you decide
- Test your commute at real hours, twice.
- Visit at night and on a weekend.
- List what is built and what is proposed, separately.
- Ask which units face the expressway.
- Read the HARERA registration for the phase you are considering.
The 3.5 BHK is listed from ₹4.80 Cr base price, excluding stamp duty, registration, GST and other statutory charges. Prices change, so check the current price list. To arrange a visit, use the contact page.
