3.5 BHK or 4.5 BHK at The Palatial: a practical way to choose between them

The Palatial has two main home types and a small number of penthouses. The 3.5 BHK is 2,833 sq ft and the 4.5 BHK is 3,457 sq ft, a difference of about 620 sq ft. The choice looks like a question of budget, and it partly is, but it is also a question of how many people will live there, for how long, and what you want the home to do in ten years.
What the half means
In both types the half is a staff room, normally with its own toilet, placed near the kitchen and the service entrance. It is not a bedroom, and it should not be counted as one when you compare homes. If you do not plan to have live-in help, it becomes a store, a laundry or a small study, which is useful but should not be priced as a bedroom.
Start with the people, not the area
List who will sleep in the home on a normal night and who stays over regularly. A couple with two children and a live-in help fit the 3.5 BHK well: a master bedroom, two children's rooms and the staff room. The same family with a parent moving in, or with a need for a dedicated study, pushes towards the 4.5 BHK.
Joint families and households where grown children will stay on after university are the clearest case for the larger home. Four bedrooms with attached baths give each generation its own space without anyone using the living room as a bedroom when guests arrive.
Think ten years out. Children who share a room at six do not at sixteen. Parents who visit twice a year may need to live with you later.
What the extra 620 sq ft buys
Most of the additional area in the 4.5 BHK goes into the fourth bedroom and its bathroom. Some goes into a wider living and dining space. Until you see the developer's plans, which we share on request, do not assume the living room is proportionally larger. Compare the dimensions of each room, not the total.
Ask for carpet area as well as the marketed size. Under RERA, carpet area is the net usable floor area inside the walls of the home, excluding external walls, service shafts and balconies. It is the fair way to compare two homes, and it is the figure the agreement for sale has to state.
Running costs scale with area
Maintenance charges in Gurugram societies are usually billed per sq ft each month, so the 4.5 BHK will cost about 22% more to maintain than the 3.5 BHK, before electricity. VRV or VRF air conditioning across four bedrooms rather than three also shows up in summer bills. Property tax and insurance scale the same way.
These are not reasons to avoid the larger home, but they should be in the monthly budget alongside the loan instalment. Ask for the estimated maintenance rate when you ask for the price sheet.
Resale and rental
In the ₹4 Cr to ₹6 Cr range, the buyer pool is smaller than for mid-segment homes, and it gets smaller as the ticket size rises. A 3.5 BHK at the entry price of a project usually has more potential buyers at resale than the larger type in the same building. For rental, expatriate and corporate tenants in Gurugram often look for three bedrooms plus a staff room, which again favours the smaller type.
If you are buying mainly as an end user and expect to stay for a long time, this matters less. If there is a real chance you will sell within five to seven years, weigh it.
Floor, facing and stack
Within one type, the choice of tower, floor and facing can change the price and the experience more than the gap between the types. Homes facing the central landscape will usually cost more than those facing the sector road or the expressway side. Higher floors bring better light and views, and a longer wait for the lift at peak hours. Corner units have windows on two sides and cost more.

The penthouses
Penthouses of up to about 7,000 sq ft are allotted individually, and details are shared as the developer releases them. They suit buyers who want terrace space and are less sensitive to resale liquidity. Ask specifically whether the terrace is included in the saleable area or charged separately.
A short way to decide
If you need four real bedrooms within the next five years, buy the 4.5 BHK. If you need three and the fourth would be a guest room used a few weeks a year, the 3.5 BHK in a better position in the building is usually the better use of the money.
