Sector 104, Gurugram: a neighbourhood guide for families considering The Palatial

Sector 104 Gurgaon on Dwarka Expressway: roads, railway station, schools, hospitals and shopping around Hero Homes Palatial, and what is still being built.

Sector 104 is one of the new sectors on the Dwarka Expressway side of Gurugram. It is closer to Old Gurugram than most of the corridor, and it already has several occupied housing societies, including an earlier Hero Homes project. This guide covers what is here now and what is still coming, so you can judge the location on the parts that exist.

Where it is

The sector sits on the Gurugram side of the Dwarka Expressway, between the expressway and the older parts of the city. To one side are the corridor sectors running towards the Delhi border. To the other are Old Gurugram, the railway station and the road network that connects to NH-48.

The location page has the developer's list of distances. In summary: a proposed metro station at 500 m, DPS Sector 104 at 0.8 km, the Gurugram railway station at 3 km, MDI Gurgaon at 8.1 km, the Medanta, Columbia Asia and Fortis hospitals at about 10 km, DLF Cyber City and Udyog Vihar at 12 to 15 km, and IGI Airport at 20 km. These are distances, not travel times. Drive the routes that matter to you at the hours you would use them.

Getting around

The expressway is the main route to Dwarka, the airport and West Delhi. For Cyber City and Udyog Vihar, the route runs through the city road network, and peak-hour times vary a lot with the day and season.

The Gurugram railway station is one of Sector 104's practical advantages. It is a few minutes away and has services towards Delhi and Rajasthan. It is not a commuter link in the way a metro line would be, but it is useful for family travel.

The metro station listed by the developer is proposed. Do not plan a daily commute around it until it is under construction.

Schools

A branch of DPS is listed by the developer at 0.8 km. The newer corridor sectors have a growing number of schools, and families often also consider established schools in Old Gurugram and Dwarka, depending on board and curriculum. Admission availability varies by year, so contact schools directly rather than relying on a project's list.

Healthcare

The large private hospitals of Gurugram are in the city rather than on the corridor. The developer lists Medanta, Columbia Asia and Fortis at about 10 km. For day-to-day needs, clinics and pharmacies have followed the occupied societies into the sector. For emergencies, note the route and time to the nearest hospital with a 24-hour emergency department.

Daily shopping and eating out

Small retail and grocery shops serve the occupied societies. Larger malls are in the city and in Dwarka. The Palatial's own plan includes a retail frontage facing the sector road, which the developer's renders show as a street of shopfronts. When it opens, it will bring cafes and daily-needs shopping within walking distance, but retail in new projects often fills in over a few years after handover.

What it is like to live here now

Sector 104 is past the stage where residents drive out for every errand, and not yet at the stage of a fully built-up sector. Expect construction activity nearby for several more years, since several projects in the surrounding sectors are still being built. Internal sector roads are wider than in older parts of the city, and there is noticeably more open land around.

The earlier Hero Homes project in the same sector is worth a visit. It lets you see the developer's delivered work and speak to people who live in the sector about water supply, power, maintenance and the commute. Those conversations tell you more than any brochure.

What is still coming

The corridor has planned infrastructure that is not built yet, including the proposed metro link and larger commercial developments. Each could change the sector for the better if it is delivered. Who Sector 104 suits

It suits families who want a large, new home and whose work or schools are on the Old Gurugram or Delhi side, and who can live with a neighbourhood that is still filling in. It suits less well those who want everything in walking distance on day one, or whose daily commute is to the far side of Golf Course Road.
